Energy and Infrastructure

Title research for energy and infrastructure projects

Mineral, leasehold, surface and right-of-way research for projects across Texas and New Mexico, delivered in formats your land, legal and engineering teams already use.

Oil and gas operators and landman brokers

What you need. Reliable mineral and leasehold ownership before you lease, drill, pool or buy, often on a tight schedule and in your own report format.

What GRSJ provides

  • Digital runsheets of the recorded chain
  • Mineral and leasehold ownership reports (MOR and LOR)
  • Operating rights takeoffs by depth or formation
  • Courthouse and records research in Permian Basin, West Texas and North Texas counties and in New Mexico
  • Work delivered in your template when you have one

Pipelines and gas laterals

What you need. Ownership and existing rights for every tract along a route, early enough to adjust the route and plan acquisition.

What GRSJ provides

  • Route title research, tract by tract, with vesting deeds and current owners
  • Existing easements, pipeline crossings of record and liens on each tract
  • Map-ready legal descriptions and tract IDs for your alignment sheets
  • Title packages and status tracking to support your acquisition team

Electric transmission and substations

What you need. Surface ownership and recorded rights along the line and at substation sites, organized for routing, landowner contact and acquisition.

What GRSJ provides

  • Surface ownership reports for substation and switchyard sites
  • Route title research along the corridor, including existing utility easements
  • Owner contact lists with mailing addresses of record
  • Gap lists of tracts with no recorded rights found

Solar, wind and battery storage

What you need. Site control over large acreage, and a clear picture of who owns the minerals under the site. In Texas the mineral estate is dominant: a mineral owner may use as much of the surface as is reasonably necessary to produce minerals. Title companies generally insure the surface but not mineral ownership, so developers rely on landman research of the records to establish who owns the minerals.

What GRSJ provides

  • Ownership and acreage reports for site screening
  • Surface current-owner reports and title runs for lease and option work
  • Mineral ownership reports for the site, including severances and fractional owners
  • Owner identification and address research for surface waiver and accommodation outreach, and a check that signed waivers are recorded against the right tracts
  • Route title research for gen-tie and collection lines
  • Curative support with your attorney and title company before financing

Fiber and telecommunications

What you need. Ownership along the route and a clear reading of whether existing easements already allow communications use.

What GRSJ provides

  • Route title research and current owner lists
  • Easement-by-easement review of the stated purpose and permitted uses, for your attorney's decision
  • Mailing addresses of record for any required owner notices

Scope note

GRSJ provides research, abstracts, runsheets, ownership reports and acquisition support. We do not issue legal title opinions; those come from your attorney. In Texas, buying or transferring easements or rights-of-way for another for pipeline, utility, telecommunication or railroad use requires a real estate license or an easement or right-of-way certificate of registration. We confirm at scoping which tasks GRSJ performs.
